Client pays actual cost of materials, disposal fees, permits, or other services. I do not mark-up/charge extra for these.
I charge my normal hourly rate for materials acquisition or other services.

Why hourly?

I believe hourly is beneficial for everyone. Want something done a specific way or want to make a change mid project? No problem. Want to add a little job to the list or need help with a task? Again, no problem. Hourly billing allows for changes to the plan and if I finish up early, I only charge for the time worked.

Some people like to observe, ask questions and learn what I’m doing, no problem, I’ll explain as I go.

How do I budget my project?

I provide job estimates for materials, my hourly time, and for any other expenses. For multi-day jobs I’m willing to provide a maximum charge for my service. The maximum charge is for the job as described. Any changes from the original job description may be at an additional cost.

Why an estimate and not a quote?

Before I was a contractor, I noticed that I would receive two kinds of quotes. Sometimes low quotes were given, and then short cuts were taken to make the quote profitable. Other times I would receive an unreasonably high quote, because they knew I would pay it. A job estimate allows me to give you a good idea of what the job will cost, but allows for changes to the plan as well as unforeseen challenges that may not be visible at the time of the estimate. Additionally, if I finish up early, I only charge for the time worked.
